Those aren't necessarily the same number.
One of the most important things I tell homebuyers is:
Lenders qualify on gross income. Borrowers live on net income.
A lender's guidelines may determine how much mortgage you can qualify for, but your actual life includes groceries, utilities, childcare, transportation, savings, vacations, retirement contributions and everything else you spend money on.
And homeownership brings expenses beyond the mortgage payment.
Property taxes. Homeowners insurance. Mortgage insurance when applicable. HOA dues. Utilities. Maintenance. Repairs.
The goal shouldn't necessarily be buying the most expensive house you qualify for.
The goal is finding a home and payment that work within your real-life budget.
