Have a Low First-Mortgage Rate? You May Not Have to Give It Up to Access Equity.
If you financed or refinanced when mortgage rates were much lower, your existing first mortgage may be something worth protecting.
And accessing your home's equity doesn't necessarily require refinancing that mortgage.
