Higher Conventional Loan Limits Are Already Here β At Least With One Lender
Every year, the Federal Housing Finance Agency (FHFA) announces new conforming loan limits for Fannie Mae and Freddie Mac loans.
But some lenders donβt wait.
Rocket Pro has announced that, effective immediately, it will accept higher anticipated 2027 conforming loan limits β before FHFA releases the official 2027 limits.
For properties in the Lower 48 states, the new limits being accepted are:
1 Unit: $845,000
2 Units: $1,081,950
3 Units: $1,307,800
4 Units: $1,625,350
For Alaska & Hawaii:
1 Unit: $1,267,500
2 Units: $1,622,925
3 Units: $1,916,700
4 Units: $2,438,025
Why does this matter?
A higher conforming loan limit may allow some borrowers who would otherwise need jumbo financing to qualify for conventional financing instead.
That can potentially mean different underwriting requirements, financing options and pricing.
Important: These are not yet the official 2027 FHFA conforming loan limits. These are anticipated limits that this lender has chosen to begin accepting early. The official 2027 limits will be established by FHFA when they are announced.
If youβre buying a home β especially in one of Californiaβs higher-priced markets β or considering a 2β4 unit property, this may open up some additional financing possibilities.
