Condo, PUD, or Single-Family Home: Do You Know the Difference?
Many buyers hear the terms "condo," "PUD," and "single-family home" and assume they're basically the same.
They're not.
Condominium (Condo)
You typically own the interior living spaceβor "airspace"βinside the unit, while the HOA maintains common areas and certain exterior components.
Planned Unit Development (PUD)
You generally own both the home and the lot beneath it, but the community may still have an HOA that maintains shared amenities and common areas.
Single-Family Home
You usually own both the home and the land, with greater control over the property but more maintenance responsibility.
Why does this matter?
Because ownership rights, HOA fees, insurance requirements, maintenance responsibilities, and even financing options can vary significantly.
